Specifically, these amendments introduce expanded eligibility criteria for the Golden Visa in the UAE, with a focus on certain Emirates.

Acquiring a 10-year investor Visa in Dubai offers several advantages, including the following

Extended Stay outside the UAE: There is no limit on how long you can be outside the UAE to keep your visa active. With the 10-year investor Visa, you can stay abroad for more than six months without having to return to the UAE within six months, as other Visa holders must.

Safety: You are safe and secure in Dubai. There is hardly any crime. You are free to explore the city after nightfall. Those who violate the law have their visas revoked and are deported.

You can sponsor up to three housemaids and drivers.

You can sponsor your family for the same 10-year period.

The property owner visa holders (10 years) along with the retirement visa holders (5 years) can sponsor their dependents (boys and girls) for the same duration as the sponsor’s visa validity as long as they’re not married.

You can also sponsor your parents for a 10-year visa.

Golden Visa for Investors

This program offers individuals a Golden Residency Visa, which spans either a 5-year or 10-year duration. The visa is designed for automatic renewal, provided that the applicant continues to meet the specified conditions.

Investor in an investment fund (deposit)

A bank letter in Arabic form showcases a “fix deposit.”. A note must be mentioned in the letter. (The fixed deposit will not be broken for the next two years, or in case the fixed deposit is broken for any reason, the General Directorate of Residency and Foreign Affairs – Dubai must be notified.).

Copy of the sponsored passport.

Tenancy contract.

Requirements

What are the requirements for a 10-year investor visa in the UAE?

  1. Property in Dubai worth at least 2 million AED, Multiple properties will be accepted under the applicant’s name.
  2. If the property is mortgaged or on an installment plan, the bank or developer must be paid at least 1 million AED of the property’s worth. To proceed with the Visa application and mortgage statement, a NOC letter will be required, as well as the amount paid from the mortgage
  3. A person must be inside the UAE.
  4. Husband and wife can participate in one property (a marriage certificate is required, attested by MOFA, and legally translated into Arabic).
  5. In the case of a property joint between husband and wife, the property share must be equal between both parties. In case the shares are not equal, the highest shareholder will only be allowed to apply as the primary visa holder and then sponsor another party (Spouse).
  6. Title deed owners can apply for a Golden Residence Visa if the market value exceeds AED 2 million (an official evaluation certificate is mandatory).
  7. A title deed jointly between partners is acceptable (the applicant’s share should be at least AED 2 million).
  8. The applicant’s name in the title deed must match the name in the passport.

What are the required documents needed for a 10-year investor Visa in the UAE?

To apply for a long-term resident visa in the UAE, you must first acquire the following documents:

  1. When a title deed is issued for property in Dubai, the property value stated in the title deed must be at least 2 million AED (other emirates & DIFCA are not accepted).
  2. A clear passport copy (passport valid for more than 6 months).
  3. Old Emirates ID (if applicable).
  4. A high-quality applicant digital photo that matches the ICP specifications (Note: Please find the personal photo guidelines to be followed set by Federal Authority for Identity Citizenship, Customs & Port Security.)
  5. Applicants from the following countries Must Bring their National ID (IRAN – PAKISTAN – IRAQ – LIBYA – AFGHANISTAN).
  6. Health insurance (from any insurance company in UAE).

Terms & Conditions

An Investor in an Investment Fund: An investor in an investment fund is granted a Golden Visa for a period of (10) years without a sponsor if one of the following conditions is met:

  1. Submission of a letter from an investment fund accredited in the UAE stating that there is a deposit of AED 2 million.
  2. Or submission of a valid commercial or industrial license with the investor’s Memorandum of Association of his or her company provided that the investor’s capital is not less than AED 2 million.
  3. Or submission of a letter from the Federal Tax Authority stating that the investor is the owner of a company that pays the government no less than AED (250) two hundred and fifty thousand annually.
  4. Applications by the submission of other types of licenses are not accepted; only commercial or industrial licenses are approved.
  5. In cases where the license is issued from free zones or special development zones, a “To Whom It May Concern Certificate” issued from the relevant free zone authorities is required.
  6. Conditions for granting a Golden Visa to family members of an investor: The family members of the investor stated in the Cabinet Resolution (husband or wife and children from the category of unmarried daughters and unmarried sons) are granted a Golden Visa for a period of ten years.

Senior Employees of an Investor in Public Investments: The executive director or the advisor appointed by an investor in public investments is granted a Golden Visa for a period of ten (10) years without a sponsor and for one person only, according to the following conditions:

  1. Submission of a letter from the investor in public investments stating that the executive director or the advisor has been appointed for a period of ten (10) years.
  2. Conditions for granting a Golden Visa to family members of an Executive Director or an Advisor: The family members of the Senior Employee of the Investor in Public Investments stated in the Cabinet Resolution (husband or wife and children from the category of unmarried daughters and unmarried sons) are granted a Golden Visa for a period of (10) years.

Real-Estate Investor: The owner of a property or a group of properties is granted a Golden Visa for a period of (5) years, renewable on the same conditions and without a sponsor, if one of the following conditions is met:

  1. Submission of a letter from the Real Estate Registration Department in Dubai Emirate stating that the investor owns one or more properties whose value is not less than AED 2 million, stating that the property is not subject to a loan.
  2. The value of these real estate investments is permitted to be a loan for what exceeds the value of AED 2 million.
  3. Conditions for granting a Golden Visa to family members of a Real Estate Investor: The family members of the Real Estate Investor stated in the Cabinet Resolution (husband or wife and children from the category of unmarried daughters and unmarried sons) are granted a Golden Visa for a period of (5) years.
