Dubai Landlords Must Now Declare Property Modifications for Ejari Registration

Dubai property owners are now required to submit details of any renovations or modifications made to their properties before registering or renewing tenancy contracts through the Ejari system.

This new requirement is part of a broader initiative to align rental values with the actual condition and quality of the property. When registering a new lease or renewing an existing one, landlords must update the property information—specifically the usage and type—within the Ejari platform. The system will only proceed if the details match official municipal records.

The update is closely tied to Dubai’s Smart Rental Index, which assigns star ratings to buildings based on their quality, maintenance, and amenities. Properties with better ratings can justify higher rents, while those with outdated or poor maintenance may see limited rental increases.

Landlords are now being encouraged to improve the condition of their properties—not just to attract tenants, but also to qualify for higher rental values within the new system. This aims to ensure fairness and transparency in the rental market, giving tenants a clearer understanding of what they’re paying for.
